The MEININGER group is on the lookout for properties on which further hotels can be built in the future. For these, the following qualifications are necessary:
LOCATION
Very central location, good connection to public mass transit and, ideally, located in the neighbourhood of a main train station.
BUILDING STRUCTURE
The size of the building or plot is highly flexible, though a minimum gross floor area of 1,500sqm is required. This should be divided into rooms of 25 to 35 sqm GFA per room. New building properties are just as well-suited to serve these needs as rededicated office buildings.
ORGANISATIONAL STRUCTURE
Centralised control from MEININGER Shared Services GmbH in Berlin (bundling of all central services like Reservations, Service Centre, Marketing & Sales, Finance and Controlling, Personnel, etc.); independent handling of operative processes in the hotels themselves, conducted by the local management.
MEININGER focuses on two areas of business: hostels and low-budget hotels. Our concept for success, the high flexibility of our bed and room layout (possible thanks to our self-developed fold-away bed system by which beds “disappear” into room walls) and the creation of laidback social interfaces in the common areas are being implemented in both areas of business.
Since its inception in 1999, MEININGER has been able to double its total revenue every two years, and this continues to be the goal for the future. The sales target for the year 2010 is 60 million Euros, and for the year 2014, 100 million Euros. The new hotel projects that have already been finalized indicate a conservative estimate of 43 million Euros total revenue in the year 2010 and 5,490 beds. The search for additional destinations and centrally-located real estate continues undiminished so that we can ensure that these total revenue targets are met.
The strategic concept of the MEININGER Group is to combine the successful elements of hostels with those of classical low-budget hotels. Amongst other things, this means we must be highly flexible in both our target groups and markets. This is possible primarily because of MEININGER’s flexible bed system. Thanks to this modern, innovative fold-away bed system, double rooms can be quickly converted into shared rooms with a few turns of a knob, and vice versa. This ensures that, depending on seasonal and even daily needs, MEINGINER will always be able to provide what its clients require, be they single travellers or groups, families or businesspeople.
